How does a VA home loan work?

Doran Home Inspections is well-versed in the VA home loan process and the requirements set forth by the Department of Veterans Affairs (VA).

Eligibility

Veterans and Active Duty personnel can apply online to receive their Certificate of Eligibility (COE) to begin the VA home loan process. Once eligibility is verified, Veterans and Service Members can begin the home buying process using their VA home loan. After selecting a home, and a purchase agreement/contract is developed, the VA Appraisal process is ready to begin.

VA Appraisal

A required part of all VA loans, an VA appraisal involves a general overview of the property, which verifies Minimum Property Requirements (MPRs). The appraisal process is also based, in-part, on the valuation of nearby homes in the area. Finally, it is important to remember that an appraisal is NOT the same as a full home inspection.

Home Inspection

The Department of Veterans Affairs recommends all Veterans and Service members to “get an inspection to check for any major defects” before utilizing their VA loan to purchase a home. A home inspection is an in-depth review of home systems, safety issues, and provides clients with an opportunity to learn more about their potential purchase. Minimum Property Requirements

After the appraisal and inspection is complete, VA will verify Minimum Property Requirements (MPRs). An inspection report from Doran Home Inspections helps to verify the home clients want meets MPRs. Additionally, an inspection can help uncover negotiating items to be addressed when closing, potentially resulting in a lower price, and/or serious maintenance issues being addressed prior to closing.
