How does a VA home loan work?

VA home loans are among the most life-changing benefits members of the military earn as part of their service. Doran Home Inspections is well-versed in the VA loan process and the requirements set forth by the Department of Veterans Affairs (VA). Eligibility for a home to be purchased with a VA loan is determined by several factors.

VA Appraisal

After qualifying for eligibility, selecting a home, and signing a purchase agreement, the VA Appraisal process is ready to begin. A required part of the all VA loans, an appraisal involves a general overview of the property, which verifies basic items including living, sleeping, cooking, and sanitary facilities. Additionally, verification of common home systems such as water heaters, furnaces, and utilities is provided.The surrounding grounds and nearby land features are also considered. The appraisal process is also based, in-part, on the valuation of nearby homes in the area. It is important to note that an appraisal is not the same as an inspection.

Home Inspection

While not a required aspect of the VA loan process, it is highly recommended by the Department of Veterans Affairs. A home inspection is a far more in-depth review of home systems, safety issues, and provides clients with an opportunity to learn more about their potential purchase. Verification of Minimum Property Requirements (MPRs)

After the appraisal and inspection is complete, VA will review the appraisal and make a determination on whether or not the requirements have been met. An important piece of a home inspection is that should the buyer disagree with some of VA's findings, an inspection report by a qualified inspector can potentially help clients ensure the home they want is approved by VA. Additionally, an inspection can help uncover additional negotiating items to be addressed when closing, potentially resulting in a lower price, and/or serious maintenance issues being addressed prior to closing. All of these factors and others can influence the VA loan process.
